The Problem
The existing roof on this older mid-terrace property in Plymouth had reached the end of its serviceable life and was in need of a complete replacement. The original roofing membrane was failing, while the lead flashing had been installed incorrectly, leaving important areas of the roof vulnerable to water ingress and potential long-term damage. Rather than carrying out temporary repairs to an ageing roofing system, the homeowners needed a reliable long-term solution. Our Diagnosis
Following our assessment, we determined that the most appropriate solution was a complete strip and re-roof rather than attempting to repair individual areas of the existing roof. The roof was stripped back to the bare rafters, with the old roof tiles, failed membrane and other waste materials safely removed and disposed of as part of the project. This allowed us to inspect the underlying roof structure and install the new roofing system from the rafters upwards. The new roof construction included new treated timber battens and a high-performance roofing membrane, providing a modern and durable foundation for the new roof covering. Eaves support trays were installed to provide additional protection at the roof edge, while an over-fascia ventilation system was incorporated to improve airflow through the roof space. The roof was then completed using Marley Ludlow interlocking concrete roof tiles, providing a clean and attractive finish well-suited to the refurbishment of an older property. New leadwork was installed correctly at the relevant roof junctions, replacing the previous incorrectly fitted flashing and improving the roof's long-term resistance to water ingress. A new dry ridge system was also installed to provide a secure, low-maintenance finish at the roof ridge.
